Important Information About Gas Servicing

Gas Servicing is carried out to all of the Association’s properties annually. The landlord has a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. The Association must ensure that all of its gas heating and hot water appliances are serviced at least once in every 12 months.

The servicing of your gas equipment is extremely important for your health and safety and to others who share the building. The risk of carbon monoxide poisoning or gas explosion is a real threat, and annual servicing greatly reduces any such risks.

Only by allowing access to your property can you help to be sure that you are safe. The gas service will highlight any defects and the Association will ensure that they are rectified as soon as possible.

Failure by tenants to refuse or continually deny access is a breach of your Tenancy Agreement and entry will be forced to your home. You may also face Court action.

Planned Maintenance Programme 2024-2025


The window replacement programme for 108 - 112 Pendeen Road (even numbers) and 2 - 32 Pendeen Place were scheduled for 2024. Surveys have been carried out by our contractor MSi (Scotland) Ltd and the replacements have begun. The replacements are programmed to take place from August to October 2024. We are pleased to carry out this upgrade which will help keep our homes energy efficient!


Stock Condition Survey Update

A stock condition survey has been carried out by Brown and Wallace in 2024. The survey results confirmed that 100% of Gardeen's stock complies with the Scottish Housing Quality Standard and the Energy Efficiency Standard for Social Housing. Energy Performance Certificates

The Energy Efficiency Standard for Social Housing (EESSH) aims to improve the energy efficiency of social housing in Scotland. The Association's contractor will be carrying out surveys at a few Gardeen homes during 2024 to collect data for Energy Performance Certificates. An Energy Performance Certificate gives information on how energy efficient a building is. This forms part of the Association's evidence for the EESSH. Scottish Government guidance on the Social Housing Net Zero Standard is awaited.


Energy Database 

We worked with an independent company, Alembic Research, during 2022 to develop an energy database to help us plan for energy changes in the future. We update this at regular intervals.
